Choose the strategy before the property

House hacking, long-term rental, value-add, resale, and land all require different criteria. We begin with your capital, timeline, management tolerance, return goals, and exit options.

Use realistic assumptions

Rent, vacancy, repairs, capital expenses, insurance, taxes, financing, utilities, management, and improvement costs belong in the analysis. A deal that only works under perfect conditions is not a strong deal.

Due diligence changes by property

We investigate physical condition, leases and income where applicable, title and access concerns, restrictions, zoning questions, and the local demand supporting the plan. Specialists may be needed for legal, tax, lending, or inspection advice.

Protect the downside

Upside is easy to imagine. I focus on what can go wrong, what would change the return, and whether you have enough margin to handle it.
